There are plenty of options available for landlords. Rent a whole house or per room. A 12 month rental period offers maximum income although major maintenance work can be difficult and plenty of landlords work with an eight month rental. Supplementing income with shorter summer letting. 

Student rentals can be very flexible with the added advantage that they are typically quick to leave at the end of their course. Surprisingly welcome if you get the occasional bad tenant.

#2 if you fancy yourself as a handyman or woman you shouldn’t ever be short of work. No need to be a fully qualified tradesperson as even basic maintenance skills are in high demand.

#3 property makeovers are all over cable and satellite TV but for us mere mortals knowing what to do and how to do it is elusive. So if you have an eye for style and a talent for decorating you should be able to build a fun business.

Property makeovers come in three flavours. 

  1. People that are becoming empty-nesters often have a little extra cash to spend and might want to enjoy a newly revamped child free home. 
  2. Home staging is popular with people flipping houses, selling their own home or landlord’s looking to rent quality properties. 
  3. Finally, anyone buying a brand-new house or moving into a previously owned property often want to put on their own personality.

#4 everywhere you turn in the property market whether it’s renting, selling or vacation properties pictures really are worth a 1000 words. 

Great pictures that can tell a story make a big difference but have you seen some of the photos people use? At best photos look amateurish, worst-case is that it down right puts people off.

With a little talent and experience plus the equipment you probably already own this can be a nice low-key low-cost enterprise.

#5 if you’ve had to move any distance or downsizing to a smaller property you’ll instantly understand the frustration and difficulties involved. Many real estate agents like to pretend that they are experts in this process when in actual fact they mostly want to sell houses. That’s where you come in.

Arranging storage for temporary changes through to maximizing selling prices for permanent downsizing. Manage and coordinate movers, real estate agents and everybody else that’s involved. You become the eyes and ears of your clients, in fact you’re pretty much a property therapist.

Don’t forget estate sales. Often relatives live a long way from the home and either can’t or don’t want to travel regularly.
